Any resident wishing to make any addition or alteration to the exterior must complete and submit this form to the Management Company. No work may be commenced until an approval has been provided, as per the Gramercy Park by-laws and Covenant. Prior to commencement of the work, a copy of the appropriate building and zoning permit must be submitted to the Management Company for the Association’s records.

  • The approval of this request is subject to accepting responsibility, where required, for obtaining the necessary permit(s) from Building and Zoning and agreeing to pay for any damage, greater than $500, to common areas caused during the work specified in this form.
  • This approval is valid for three months, i.e., the work must be initiated and completed within three months of approval. Otherwise, a new Architectural Request Review form must be submitted for review and approval to the management company.

3. Site or piping plan (Original plans signed by Architect are required for architectural changes).

4. Survey (Pool, Driveway, and any other architectural change)

5. Required Permits (Permit Card and Notice of Commencement from Town of Miami Lakes)

6. Permit from Building Department (Town of Miami Lakes)

7. Required Contractor Documentation: • License • Certificate of Insurance: Workers Compensation and General Liability Insurance issued to GRAMERCY PARK HOMEOWNERS’ ASSOCIATION, INC. is required before commencing the work.

If the contractor is subcontracting work, the sub-contractor(s) must provide their own equivalent documentation.

Common alterations NOT allowed per the Gramercy Park Covenants*:

  • Satellite Antennas
  • Chain link Fences
  • Modification of garage to livable area
  • Removal of mature Oak trees**
  • Portable outside tool shed Non-standard mailbox or mailbox post
